Jurats

Copy Certification of Power of Attorney

Purpose: Notaries in California can certify copies of powers of attorney documents.

Commonly Used For: Providing proof of the legal authority to act on behalf of another person.

More Services we Provide

Deed of Trust (or Mortgage)

Purpose: This document secures the lender’s interest in the property by placing a lien on it. It transfers legal title of the property to a trustee, who holds it until the loan is paid off.

Notary’s Role: The borrower must sign this document in the presence of a notary to acknowledge their agreement to the terms.

Loan Modification Agreement

Purpose: This document modifies the terms of an existing loan, often in cases where borrowers refinance or negotiate different terms with the lender.

Notary’s Role: The notary witnesses the borrower’s signature on the agreement.

Grant Deed or Warranty Deed

Purpose: This document transfers ownership of the property from the seller to the buyer.

Notary’s Role: The seller or grantor signs the deed in the presence of the notary, who will verify their identity and notarize the document.

Affidavits for Immigration Cases

Purpose: Affidavits may be required as part of an immigration case, such as sworn statements from witnesses or individuals providing supporting testimony.

Notary’s Role: A notary can notarize the affidavit by verifying the identity of the signer and witnessing their signature under oath or affirmation.

Power of Attorney for Immigration Matters

Purpose: A power of attorney document allows an individual to grant someone else the authority to act on their behalf in immigration-related matters, such as filling out forms or appearing in legal proceedings.

Notary’s Role: The notary verifies the identity of the signer and notarizes the power of attorney document.

Certification of Translations

Purpose: In some immigration cases, documents in foreign languages must be translated into English. A notary can notarize a translator’s affidavit, certifying that the translation is accurate and complete.

Notary’s Role: The notary verifies the translator’s identity and notarizes their signature on the certification document.
